An office building along the Rosecrans corridor in Manhattan Beach is set to give way to a larger multifamily residential complex, according to a notice recently published by the Manhattan Beach Community Development Department. r
The project, which would rise from a more than five-acre property located at 1440 Rosecrans Avenue, is being developed by Fairfield Residential. Plans call for razing the existing 78,000-square-foot building, as well as adjacent surface parking, to permit the new construction of six- and seven-story buildings featuring a combined 500 apartments with parking for 800 vehicles.
According to a project description, the development would include 100 low-income units, making the project eligible for development incentives permitting a larger apartment complex than would be otherwise permitted at this location.
The project is the result of Manhattan Beach's Residential Overlay District, which was established as part of the City's 6th Cycle Housing Element in March 2023. The district permits residential and mixed-use projects to be built on commercial properties by-right, predominantly along Sepulveda Boulevard and Rosecrans Avenue.
Fairfield Residential's project is expected to have company along Rosecrans.
Directly east at 1500 Rosecrans Avenue, another office complex is slated to give way to an eight-story, 550-unit apartment complex containing a mix of studio, one-, two-, and three-bedroom dwellings with parking for 751 vehicles. That project, which comes from an entity affiliated with Lincoln Property Company, would provide 110 low- and very low-income units to access development incentives. Likewise, the former site of Fry's Electronics is slated for redevelopment with up to 273 apartments.
North across Rosecrans, in the City of El Segundo, residential uses are not currently permitted - although a long-empty site is slated for a $150-million training facility for the WNBA's Los Angeles Sparks in the coming years.
