Earth movers have appeared at an empty lot one block west of Adams Boulevard and La Brea Avenue, where developer CIM Group has started work on yet another mixed-use apartment building.
Located at 5109 W. Adams Boulevard, the project calls for the construction of a six-story edifice featuring 69 studio, one-, and two-bedroom dwellings above 5,689 square feet of ground-floor retail and restaurant space and 63 parking stalls in a two-level subterranean garage.
CIM Group entitled the apartment complex through the Transit Oriented Communities guidelines, receiving bonus height and density in exchange for setting aside seven residential units as deed-restricted affordable housing.
Studio One Eleven is designing 5109 Adams, which would stack wood-frame construction above a concrete podium. Planned on-site amenities include a second-level courtyard and open-air decks at the sixth floor and rooftop.
Prior to initiating the current plan for 5109 Adams, CIM Group sought to entitle the site as well as an adjoining lot for the construction of a five-story, 99-unit apartment building. The entitlement application for that project was withdrawn in 2018, and building permits now indicate that a four-story, 78-room hotel is slated for the neighboring property.
The company is developing more than a half-dozen different projects in the West Adams and Jefferson Park neighborhoods, including office buildings and similar apartment complexes.
