The project from applicant HAS INDW Property Owner, LLC, named the Morningside Project, would rise on a nearly 23-acre property which includes former playing fields between Morningside High School and the shuttered Woodworth Elementary School campus. The site, located along the south side of 104th Street between Yukon Avenue and 10th Avenue, is slated for the construction of 571 residential units - including 403 row townhomes and 168 interlocking townhomes - accompanied by two clubhouses, swimming pools, pocket parks, a dog park, and parking for approximately 1,120 vehicles.

Plans call for a mix of one, two-, three-, and four-bedroom dwellings. According to the environmental study, 10 percent of the new homes would be made available to very low-income households.

Danielian & Associates is designing the new homes, which are shown in plans as contemporary three-story structures arranged in rows along a network of private driveways and pedestrian paseos.

Pending required approvals, including a general plan amendment and a zone change, construction of the project is expected to occur in five phases between 2025 and 2029.
