One block south of Pico Boulevard in Mid-City, a site that was once developed with a trio of hot pink houses has given way to the construction of a new multifamily residential complex.
The project at 1500 S. Hi Point Street, a joint venture between Trion Properties and Ketter Construction, calls for the construction of a new five-story building featuring 58 one-, two-, and three-bedroom apartments atop subterranean parking for 105 vehicles.
Approved plans rely on the Transit Oriented Communities incentives to permit a larger structure than normally allowed by zoning rules. In exchange, seven of the new apartments are to be set aside for rent as extremely low-income affordable housing.
Renderings of the building depict 1500 Hi Point with a Mediterranean-style design. Plans also call for on-site amenities would include a gym, a central courtyard, and a pair of rooftop decks.
Ketter and Trion have partnered on a number of similar multi-family residential-buildings in Mid-City, including a similar 45-unit apartment complex built one block south.
The development team acquired the site in 2019 for $7.35 million after a previous plan for 45 apartments on the property failed to reach construction.
