Just north of Washington Boulevard in the unincorporated community of West Whittier-Los Nietos, a single-family home is poised to make way for new housing, per a noticed published recently by Los Angeles County's Department of Regional Planning.
The project site, an .85-acre property at 7914 Broadway Avenue, is slated for the construction of a new five-story, 60-unit apartment complex. The property consists of two parcels - the single-family dwelling, and an adjacent vacant lot.
According to the notice, the project requires a zone change to accommodate multifamily housing, and is adding density bonus incentives on top of that to permit an even larger building. In exchange, seven apartments are to be set aside for rent as deed-restricted affordable housing.
The project applicant is listed as Marisela Garcia of Torrance.
The development site sits not far east of the intersection of Washington Boulevard and Norwalk Boulevard, where a stop is planned on a future extension of the E Line from East Los Angeles. It also sits just north of the City of Santa Fe Springs, where another housing developments is planned a short distance to the south on Broadway.
