The Norwalk Planning Commission has signed off on a project which calls for razing and redeveloping an existing church and school with townhome-style condominiums.

The project from Hamilton Land Development, Inc., which would rise southeast of Imperial Highway and Pioneer Boulevard at 12722 Woods Avenue, calls for the construction of a series of three-story buildings containing a total of 61 two-, three-, and four-bedroom townhomes. Each would include a two-car garage on the ground floor.

KTGY is designing the proposed development, named "The Woods" for the street on which it is located. The design is described in staff report as being of a contemporary architectural style with stucco exteriors and simple square building forms. Plans call for exterior paint of grey and white.

The project is expected to reduce Norwalk's housing element obligations for above market rate units from 1,565 units to 1,501 units, and its overall housing element obligation from 4,246 units to 4,185 units.

Plans for a similar townhome development were approved last year a short distance to the west at 11459 Imperial Highway, where Meritage Homes is planning a 93 townhomes at the site of a bowling alley.
