Mixed-income housing is coming to a lot located just off of Van Nuys Boulevard in the Panorama City neighborhood, according to an application recently filed with the L.A. Department of City Planning.
The project from Al Leibovic of Yaya Tobias, LLC, slated for a site at 9213-9217 N. Tobias Avenue, calls for the construction of a four-story building featuring 64 studio, one-, two- and three-bedroom apartments surrounded by surface parking for more than 60 vehicles.
Requested entitlements include density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, 11 apartments are to be set aside as affordable housing.
Maly Architects is designing the contemporary low-rise building, according to plans included with the filing.
The proposed project would rise from a site located not far northwest of the intersection of Van Nuys Boulevard and Nordhoff Street, where a stop is planned as part of the under-construction East San Fernando Valley light rail line.
