Six existing homes located off of Reseda Boulevard are slated to give way to a larger multifamily residential complex, according to plans recently filed with the City of Los Angeles.

The project from Efi Meirson, slated for a site at 7034-7046 N. Baird Avenue, calls for the construction of a new six-story building featuring 75 one-, two-, and three-bedroom apartments above a semi-subterranean parking garage with capacity for 100 vehicles.

Requested approvals include density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, 12 of the new apartments would be set aside for rent as very low-income affordable housing.

JZA Architecture is designing the project, according to plans included with the filing. Plans show an O-shaped structure with a central courtyard and a rooftop amenity deck.

The project site is located a short walk from the intersection of Reseda Boulevard and Sherman Way, not far from the Reseda Theatre and the site of a proposed 290-unit development which would replace a shuttered Walgreens.

Meirson and JZA Architecture previously worked on plans for an affordable housing development near the Sepulveda Basin in Lake Balboa.
