A year after locking down $53 million in funding via the Los Angeles City Council, developer Abode Communities is moving forward with an affordable housing complex just south of MacArthur Park in Westlake.

The Grandview Apartments, named due to the site's location at 714-760 S. Grand View Street, will replace 18 duplexes with a new six-story building featuring 100 studio, one-, and two-bedroom apartments above a 25-car garage. City inspection records indicate that early work on the construction of the building commenced in mid-March.

According to a city staff report, the apartments will be reserved for households at the low- and extremely low-income levels, with roughly half designated as permanent supportive housing.

Abode is also designing the contemporary podium-type building, which will include two courtyards and two roof decks.

According to an August 2023 staff report from the Housing Department, the project carries an approximately $84 million price tag - an amount which has been attributed to factors including increased construction costs relative to when the project began the entitlement process, delays in the approval and environmental review processes, and required payments for tenant relocation.

In addition to its Westlake project, Abode is also developing the Manchester Urban Homes, a 122-unit affordable housing complex which recently began construction in South Los Angeles.
