Onni Group, the Canadian developer which has recently built a slew of apartment towers in Downtown Los Angeles, will now try its luck in Glendale.
The Vancouver-based company's latest project would rise at 611 N. Brand Boulevard, flanking a mid-rise office tower built in the 1970s. Plans call for the construction of two buildings with a shared podium, containing 857 hotel rooms and 7,500 square feet of retail and restaurant space.
The proposed development is currently in the design review phase.
Onni purchased the nearly 400,000-square-foot office tower and its associated parking areas for $83 million in 2017. At the time of the purchase, the San Fernando Valley Business Journal reported that the property was more than 90 percent occupied. WeWork signed a lease for over 70,000 square feet at the building earlier this year.
Plans for the surrounding property have shifted since Onni first acquired the property two years ago. Before proposing a hotel, the developer considered building a 600-unit apartment complex on the site, similar to its recent projects in Downtown Los Angeles and Hollywood.
Onni's project would likely be the largest hotel located in Glendale, far outstripping the size of under-construction and recently-completed projects such as the 85-room Aloft hotel at 1100 N. Brand Boulevard, the 145-room Residence Inn at 145 N. Louise Street, and the 173-room Hyatt Place at 225 Wilson Avenue.
Other developers are also considering high-rise projects in Glendale's Downtown. On the opposite side of Brand Boulevard, a 20-story apartment building is planned adjacent to a different office building. And north of the 134 Freeway, a 23-hotel tower was recently proposed on Glenoaks Boulevard.
