A long-empty property at the doorstep of Dodger Stadium is finally up for redevelopment, according to an application submitted this week to the Los Angeles Department of City Planning.
Bolour Associates, which owns the site at 1330 W. Sunset Boulevard in Echo Park, sits directly across the street from the terminus of Vin Scully Avenue. Proposed plans call for the construction of a new five-story building featuring 86 studio, one-, and two-bedroom apartments above parking for 50 vehicles.
Requested entitlements include Transit Oriented Communities incentives to permit a larger building than would otherwise be allowed by zoning rules. In exchange, seven of the proposed apartments as affordable housing at the extremely low-income level.
Abramson Architects is designing the proposed development, with AFCO Design serving as architect of record. Renderings and plans show a contemporary low-rise structure clad in metal and stucco, with an amenity deck located at the rooftop and a central courtyard at the interior.
The proposed project is the latest in a series of new residential developments slated for this stretch of Sunset, included recent plans for a mixed-use project with 327 apartments at Sunset's intersection with Everett Street.
