Architectural plans posted by the Van Nuys Neighborhood Council offer a first look at proposed multifamily residential developments on Erwin and Vanowen Streets.

The first, slated for a currently vacant site at the southeast corner of Erwin Street and Vesper Avenue, calls for the construction of a six-story building featuring 45 apartments - including five affordable units - above a ground-level and basement parking.

City records list the project applicant as an entity called 14558 Erwin, LLC.

The second development, slated to replace a small pharmacy at 14400 Vanowen Street, calls for the construction of a near identical six-story structure which would also contain 45 apartments and semi-subterranean parking.

The project's applicant is listed as 14400 Vanowen Property, LLC in a case filing with the Department of City Planning.

Both projects are being designed by GA Engineering, Inc., and are depicted in renderings as a contemporary podium-type building.  The Vanowen Street site, due to its adjacency to an R1-zoned site, would have transitional height along its southern property line.

Similar projects featuring housing and ground-floor retail space are now in development at opposite corners of Van Nuys Boulevard and Kittridge Street.
