An automobile repair shop located just north of the I-10 Freeway could be cleared for a new mixed-use residential development, based on an application just cleared by the San Gabriel Planning Commission.

Via Del Mar, LLC, a Temple City-based entity managed by real estate agent Hong Jie Pan, is planning the construction of a housing and commercial complex located at 1975-1985 Del Mar Avenue. The corner site, which also has frontage on Glendon Way, is slated for the construction of a new five-story building featuring 94 one-, two-, and three-bedroom dwellings - ranging from 707 to 1,829 square feet in size - above 13,127 square feet of ground-floor commercial space and a two-level, 195-car subterranean parking garage.

Project entitlements include density bonus incentives permitting a larger, taller building than normally allowed by zoning rules. In exchange, eight of the new apartments would be set aside for very low-income households.

Tyler + Kelly Architecture is designing Via Del Mar, which would be a podium-type building with residential units wrapping a courtyard at the second floor.

"The project is designed in a Contemporary architectural style with a well-articulated corner element to provide visual interest. Building materials include stucco, brick veneer, concrete finishes, metal accents, and vinyl windows and door," states a staff report. "The use of various distinctive bays
rendered in darker accent colors appropriately break down the visual massing of the building."

The project will go before San Gabriel's Design Review Commission at a later date.

The proposed development is one of a handful of large projects it the works for San Gabriel outside of its main commercial corridor of Valley Boulevard, joining larger developments such as the 253-unit Pacific Square complex which broke ground earlier this year at 700 San Gabriel Boulevard.
