An aging office building near the Long Beach Civic Center is being transformed into apartments by investors out of Orange County.

The property owner and developer, Anaheim-based Milan Capital Management, purchased the nine-story building at 200 Ocean Boulevard in 2015, according to Longbeachize.  Ongoing work will convert the 174,000-square-foot structure into 98 residential units - including two penthouses - with a rear-facing amenity deck.

The adaptive reuse project is being led by architecture firm Studio One Eleven, which was tapped to renovate the building's exterior facade and entry lobby.  Plans call for the addition of new signage, landscaping, and storefront glazing.

A timeline for completion is currently unclear.

The building sits directly across Pacific Avenue from the Oceanaire, a 216-unit apartment complex that is currently under construction.
