A small church and commercial building in Historic South-Central is set to make way for affordable housing, per a new application filed using the Mayor's Executive 1.
The project from Iglesia Evangelica Internacional El Jordan, Inc., which owns the corner lot at 964 E. Jefferson Boulevard, calls for the construction of a new five-story building which would feature 74 studio and one-bedroom apartments without on-site automobile parking.
As the apartments will be set aside for rent by low- and moderate-income households, the project is eligible for density bonus incentives permitting a larger structure than would normally be allowed by zoning rules.
Kevin Tsai Architecture is designing 964 Jefferson, which would have an exterior of smooth, painted stucco, brick, and metal panels.
The proposed development would continue to fill out a stretch of Jefferson Boulevard that has recently seen the construction of two other affordable housing projects. Four years ago, the former Angelus Funeral Home reopened as the Paul R. Williams Apartments. Two years later, Florence Mills Apartments made their debut one block east at Jefferson's intersection with Central Avenue. Both of those projects were developed by Hollywood Community Housing Corporation.
