In Koreatown, a pair of 1920s homes have made way for a new affordable housing complex.
The project from Saman Kerendian, located at 708-712 S. Gramercy Drive, calls for the construction of a new seven-story building featuring 101 studio and one-bedroom apartments with parking for 17 vehicles.
Kerendian utilized density bonus incentives and city affordable housing streamlining to permit a larger building than otherwise allowed by zoning rules. All of the apartments are to be reserved for low- and moderate-income renters.
Sam Ghanouni is designing the project, which is shown in plans as a contemporary podium-type building.
The Gramercy Drive project began as a predominantly market-rate development with 55 apartments in 2023. Kerendian pivoted to the affordable project in 2024.
The same team is also developing an affordable housing complex project at 962 S. Kinsley Drive. That also began as a smaller, largely market-rate project.
