The parking lot of the Southside Church of Christ in South Los Angeles could be redeveloped with affordable housing, according to an application submitted last week to the Department of City Planning.

The approximately 35,000-square-foot property, located at 1613-1639 W. Manchester Avenue, calls for the construction of an apartment building featuring 50 residential units - including 49 to be set aside for very low-income households.

Requested entitlements, which make use of Transit Oriented Communities affordable housing incentives, include a reduction in required setbacks.  The property's underlying zoning allows for a building up to three stories in height, though TOC projects are permitted to build up to four stories.

The project's case filing lists its applicant as John Stanley, Inc., a Los Angeles-based developer of affordable housing.
