A fourplex and a single-family home located near Metro's Vermont/Santa Monica Station in East Hollywood is slated to give way to affordable housing, per a new planning application revealed using ATC.
The proposed project at 4419 Burns Avenue, initiated by applicant Burns Avenue, LLC, calls for the construction of a of a six-story building featuring 71 studio, one-, and three-bedroom apartments above a ground-floor parking garage.
In addition to the streamlining provisions of Executive Directive 1, the project would also make use of density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. The project is eligible for incentives, as the entirety of the building will be reserved for rent by very low-, low-, and moderate-income renters save for a single manager's unit.
California Development & Design, Inc. is the architect for the project, which is depicted in renderings as a contemporary podium-type building with a rooftop amenity deck.
The project joins several other mixed-use and affordable housing developments now taking shape near Vermont/Santa Monica Station, including a new development built on Metro-owned property above the subway stop.
