Beverly Hills may be opening up a city-owned site on its eastern border for redevelopment with affordable housing.

The property, located at 327-335 S. Robertson Boulevard, is currently developed with a single-story retail building consisting of approximately 6000 square feet of space, and was acquired by the City's Parking Authority in November 2019 for $10.1 million. At the time, the City had intended to redevelop the property with a standalone garage. However, that plan was placed on hold during the pandemic, and given that construction of a parking structure would require the acquisition of additional abutting sites, the site has instead been earmarked for affordable housing.

Beverly Hills has identified West Hollywood Community Housing Corp. as the preferred developer for the site, noting that the non-profit previously was selected to build on a different City-owned property at 9268-9298 W. 3rd Street in 2023. However, plans to redevelop that site have been dashed as a result of the discovery of earthquake fault lines, according to a staff report.

On Robertson Boulevard, WHCHC has indicated that a minimum of 50 units are required for a financially feasible project. A preliminary plan calls for 49 one-bedroom affordable units for seniors aged 55 years and older, as well as one unit for an on-site manager. That plan would include a four- or five-story structure with a small amount of ground-floor parking and rooftop amenities. Alternatively, should the developer seek tradeoffs relating to unit size, required amenities, and height limits, the site could be developed with up to 80 residential units.

At its meeting on November 12, the City Council voted to enter into an exclusive negotiation agreement with WHCHC for an initial term of one year, with an option for a six month extension.
