Site prep is underway for a new affordable housing complex in Mid-City, according to permits recently issued by the L.A. Department of Building and Safety.

The project at 6046 W. Comey Avenue, entitled by property owner Yu Kon Kim of the aptly named 6046 W Comey Ave, LLC, calls for the construction of a five-story building featuring 61 studio, one-, and three-bedroom apartments without on-site parking.

All of the apartments are to be rented by low- and moderate-income households, according to findings included with the project's entitlement application. That made the project eligible for density bonus incentives permitting a larger building than otherwise allowed by zoning, as well as Executive Directive 1 streamlining.

Commun Associates is designing the contemporary podium-type building, according to plans approved by the City of Los Angeles.

Other affordable housing developments have also been approved via ED1 for nearby sites in the Mid-City area, including a proposed 162-unit building on church-owned land just off of Robertson Boulevard.
