Just west of Crenshaw Boulevard in unincorporated El Camino Village, construction is underway for a new affordable housing complex from  Brilliant Corners.

The Toyon Gardens development, which replaces a storage lot at 3127 W. 147th Street, will eventually consist of a five-story structure containing 78 studio, one-, and two-bedroom apartments for renters earning up to 30 and 60 percent of the area median income level for a period of 55 years.

Besides housing, plans call for offices for on-site supportive services and property managers, a 38-car garage, a community room, and an outdoor landscaped space.

Perkins&Will is designing Toyon Gardens, according to plans approved by Los Angeles County. Renderings depict a contemporary low-rise building lined with cantilevered balconies.

The project would soon be joined by mixed-income neighbors, including micro-unit apartment buildings at Crenshaw Boulevard's intersections with Marine Avenue and 154th Street.

Other recent projects from Brilliant Corners include a similar affordable housing complex which opened last year on Avalon Boulevard in Wilmington.
