A pair of small residential buildings dating to the 1920s in East Hollywood is set to give way to affordable housing, according to a new application to the Los Angeles Department of City Planning.

The proposed development from David Cohen of ELAD Investment, LLC would rise from a property at 1018 N. Ardmore Avenue. Plans call for the construction of a new five-story edifice featuring 46 one- and two-bedroom apartments without on-site parking.

Using the new incentives created by the Citywide Housing Incentive Program, the application calls for greater density and building size than zoning rules would typically allow. All of the apartments are to be rented by low- and moderate-income households.

Commun Associates is designing the contemporary low-rise building, per plans included with the application.

The project site is located directly south of a property at 1020 N. Ardmore Avenue where a similar affordable housing development was approved last year.

The same project team is also pitching a second affordable housing development just off of Washington Boulevard in Mar Vista.
