Downtown Los Angeles' residential community continues to spread south of Pico Boulevard.
According to a case filing with the Department of City Planning, the owners of four parcels at 1334-1348 S. Flower Street intend to raze a series of small commercial buildings to replace them with a mixed-use complex. The proposed development would consist of a seven-story structure, and could move forward with either:
- 146 dwelling units, five live-work apartments and approximately 1,162 square feet of commercial space; or
- 146 dwelling units and approximately 6,270 square feet of commercial space.
The building would flank the at-grade tracks which carry Blue and Expo Line trains towards Pico Station, and their eventual terminus at 7th Street/Metro Center Station.
A half-block south, a trio of property owners are planning a nearly identical project, designed by architect David Forbes Hibbert.
Other seven-story developments planned or underway in South Park include 1400 Figueroa Street, Onyx and Emerald.
