After two years of quiet, Faring is once again changing up for its plans a new housing and hotel complex at 7811 Santa Monica Boulevard in West Hollywood.
The Bond Hotel & Residences, which would rise from an amorphous property with frontage between Orange Grove Avenue and Ogden Drive, was previously slated to consist of a 45-roomhotel with 95 rental apartments and various commercial uses. New plans presented to the West Hollywood Planning Commission's Design Review Subcommittee now show an increased emphasis on housing for the project, with plans calling for a series of seven-story structures featuring a 45-hotel room accompanied by 126 studio, one-, two-, and three-bedroom apartments with 4,473 square feet of ground-floor restaurant space and a two-level, 104-car parking garage.
Faring has proposed that 20 of the rental units be designated as affordable housing.
Kevin Tsai Architecture is designing the new iteration of The Bond, which has grown in scale compared to plans considered in a 2023 environmental report.
"The building design consists of interlocking volumes organized around residential units and a range of common and private open spaces," reads a staff report. "The exterior massing incorporates changes in height and setbacks. The façade features an angular grid framework composed of off-white and beige stucco panels, wood slats, and black metal elements."
While the report notes that the new construction would be larger than its immediate surroundings, it also contends that the design is "carefully considered and thoughtfully executed, reflecting the character of an area in transition." The report recommends providing feedback and recommendations for refinement of the design in advance of a full Planning Commission hearing.
Faring, the developer, is also attached to plans for a 241-room hotel adjacent to the historic Factory nightclub. Outside of West Hollywood, Faring is developing several sites in the City of Carson.
