Jamison Services Inc., one of Southern California's largest private office landlords, plans to construct a low-rise residential-retail complex on the southern fringe of Koreatown.
The project, located at 3060 Olympic Boulevard, will consist of 226 apartments and street-fronting retail space and two levels of underground parking. Plans call for a mixture of one- and two-bedroom dwellings supplemented by amenities such as a gym, a club house, a podium-level pool and a rooftop deck.
The low-rise is being designed by the KTGY Group, an Irvine-based architecture and planning firm whose prior work includes Downtown Los Angeles' Market Lofts. Their plan for 3060 Olympic calls for a large retail space which would span between Kingsley Drive and Ardmore Avenue. Architectural renderings portray a large open space at the northwest corner of the property, which the developers hopes to use as outdoor seating for a future restaurant.
Ground breaking for 3060 Wilshire is currently scheduled for early January 2016. A number of small currently buildings on the 1.6-acre site will need to be demolished prior to the start of construction.
Jamison Services, which is based in Koreatown, has recently entered into the residential development arena due to the post-recession struggles of the Los Angeles office market. Besides 3060 Olympic, the company is planning to build apartments through numerous adaptive reuse and ground-up projects along the Wilshire corridor.
