A nearly 13,000-square-foot site in Silver Lake could be redeveloped with a mixed-income apartment complex, according to plans filed earlier today with the City of Los Angeles.

The property, located at 2771-2775 Rowena Avenue, is currently improved with a single-family home and a commercial building that dates to the 1950s.  The proposed development, filed by an entity called Platinum Triangle Group, would replace the two one-story structures with a multifamily residential building featuring 44 apartments - including five units set aside as affordable housing.

The developer is seeking density bonus incentives for the project including an increase in floor area and a reduce parking requirement of 22 spaces in lieu of the normally required 45 spaces.

Additional details regarding the proposed apartment complex are unclear.
