Architectural plans posted by the Mid City West Community Council's Planning and Land Use Committee offers a first look at a proposed development that would replace a parking lot on Olympic Boulevard.

The project, slated to replace a parking lot at 5891 Olympic Boulevard, calls for the construction of a six-story, 67-foot-tall building that would feature 46 one- and two-bedroom apartments - including five extremely low-income units - above a two-level, 49-car subterranean parking garage.  A duplex is also planned for an adjoining parcel on Spaulding Avenue under a separate application.

The developer of the proposed apartment building is an entity affiliated with Beverly Hills-based Modern Living Development Corp.  The applicant is seeking development incentives through the Transit Oriented Communities guidelines, including a density increase.

A rendering of the project, which is being designed by Sam Ghanouni, depicts a contemporary podium-type building capped with two roof decks.

A timeline for the project has not been announced.
