A few blocks from the waterfront in Downtown San Pedro, construction is complete for a mixed-use apartment complex 336 W. 7th Street, and apartments are nearly ready for move-ins.
Thrive on 7th, which was built by South Bay Developers, replaced a surface parking lot and a small commercial building with a new five-story edifice featuring 32 apartments above 3,750 square feet of ground-floor commercial space and a 44-car garage.
Project entitlements include Transit Oriented Communities guidelines, allowing for a larger structure than zoning rules would normally permit. In exchange, three apartments are reserved as deed-restricted affordable housing at the extremely low-income level.
Breen Engineering designed the contemporary podium- type building, which also includes a fitness room, a courtyard, and a rooftop deck.
According to a page on Apartments.com, the apartments at Thrive include a mix of one-, two-, and three-bedroom dwellings, with rents ranging from $2,196 to $3,708 per month.
South Bay Developers is not done in San Pedro - the company is also building a a larger eight-story, 99-unit housing project a few blocks away at 444 W. 5th Street.
