Seven months after we last checked in, the wood frame of the Jefferson on Imperial apartment complex is finally beginning to taking shape in South Gate.

The $80-million project, which comes from Texas-based developer JPI, is rising on a comer industrial property at the intersection of Imperial Highway and Garfield Avenue.  Plans call for a four-story edifice containing 244 one-, two-, and three-bedroom apartments, wrapping around a 458-car parking structure.

The development, designed by WHA, is designing Jefferson on Imperial, which is depicted in a rendering as a contemporary stucco-clad building with wood panel accents.  Planned on-site amenities include a pool deck, a dog run, and two courtyards.

Completion of Jefferson on Imperial is on track to occur in Spring 2021, according to information published to a landing page on the JPI website.  Work on the project was expected to conclude in October 2020 at the time of its groundbreaking.

The development site will be located midway between two stations planned on Metro's West Santa Ana Branch light rail line, and within walking distance of a 30-acre park proposed for the east bank of the Los Angeles River.

JPI is developing similar multifamily housing projects in Downtown Long Beach and Carson.
