A few blocks south of the Penmar Golf Course in Venice, the transformation of a 1930s bungalow court into small lot homes is nearing completion.

The property, located at the intersection of Penmar Avenue and Palms Boulevard, was built with seven residential units in 1937, according to Los Angeles County Assessor's records. Under plans by the City of Los Angeles in 2021, project applicant 1169 Palms, LLC (an affiliate of Santa Monica-based SHS Management) is converting the existing buildings into seven single-family residences.

Designed by architect Julie Hart, the project is adding a second floor to each of the single-level. The new homes feature black exteriors and gabled roofs.

All parking for the project is provided in an existing garage along the northern property line.
