At its meeting on September 12, the Los Angeles City Planning Commission is scheduled to take up consideration of a Bell Creek, a proposed affordable housing development in Canoga Park.

The project, which is being developed by Meta Housing Corp., would replace three single-family homes with a five-story, 80-unit apartment building with 66 at-grade parking stalls.  The mix of on-, two-, and three-bedroom dwellings would be set aside for households earning below 80 percent of the area median income.

Ken Stockton Architects is designing Bell Creek, which would incorporate common amenities such as a multi-purpose room, a rooftop deck, and three courtyards.  The building's exterior finishes would include stone veneer, wood, and tile.

The project takes its name from Bell Creek, a tributary to the Los Angeles River that runs just south of the development site.

A staff report to the City Planning Commission recommends that the project should be approved.

The $40-million development is expected to be completed in 2021, according to an environmental study published earlier this year.

Bell Creek would rise on the northern perimeter of Warner Center, where the City of Los Angeles is considering adopting an inclusionary housing policy that would mandate affordable units in new residential developments.
