A car wash at a prominent site in the Burbank Media District could be redeveloped with multifamily housing and commercial space, according to a newly published environmental report.

The project's developer, Pasadena-based Toledo Homes, is seeking approvals from the City of Burbank to raze the mid-century Lakeside Carwash at Riverside Drive and Hollywood Way, clearing the path for the construction of a new seven-story edifice containing 49 condominiums, 2,000 square feet of ground-floor commercial space, and a semi-subterranean parking garage.  Plans also call for a street-level setback along Screenland Drive to the west, creating space for a nearly 2,000-square-foot pocket park.

The project would include a mix of one, two-, and three-bedroom dwellings ranging from 937 to 2,187 square feet in size.  Four of the condominiums would be set aside as deed-restricted affordable housing at the very low-income level.

Struere is designing the project at 3700 Riverside Drive, which is described as a contemporary building clad in materials such as concrete, wood, aluminum, metal, and stucco.  The project's color palette would include gray, blue, white, bronze, and light brown.  Renderings indicate that while the car wash may be slated for demolition, its Googie-style sign would be retained.

In addition to housing, the project would include resident amenities such as a gym, a community room, a second-floor patio, and multiple rooftop decks.

Construction of the project, which is contingent on the approval of density bonus incentives and a conditional use permit by the City of Burbank, would occur over a 13-month period, according to the initial study.

The developer, Toledo Homes, is behind plans for several similar multifamily residential buildings in its hometown of Pasadena, including a mixed-use project now taking shape behind the Paseo shopping mall.
