Six months since we last dropped by, wood framing is sprouting rapidly for Via Avanti, a new mixed-use project from IMT Residential next to the I-405/US-101 interchange in Sherman Oaks.

The five-acre site, located at 4815-4827 N. Sepulveda Boulevard, is approved for a series of interconnected six stories buildings which will feature a total of 325 apartments, approximately 40,000 square feet of retail space, and parking.

A project website indicates that the apartments will come in one- and two-bedroom floor plans, ranging from 589 to 1,513 square feet in size.

KFA Architecture is designing Via Avanti, which are depicted in renderings with a Tuscan-style design, fronting onto Sepulveda Boulevard with a landscaped plaza. Plans call for a network of private and publicly-accessible open spaces, as well as amenities such as a swimming pool, a fitness center, a dog park, a club room, and a community garden.

While IMT acquired the project site in July 2019 for $58 million, plans for the Via Avanti site date to 2004. Originally known as Il Villagio Toscano, the project was first envisioned as a larger complex featuring over 500 apartments, but was gradually pared down to its current size over a long approval process.

IMT Residential, in addition to Via Avanti, is currently in the midst of construction at a 249-unit apartment complex on land surrounding the former headquarters of the Sunkist Growers Cooperative.
