A year-and-a-half after breaking ground at Selma and Highland Avenues, Mill Creek Residential Trust continues to progress with the construction of a two-building mixed-use development known as Modera Hollywood.

The project, which includes two lots at 1600 Highland and 1600 McCadden Place, will feature a pair of six-story buildings containing 248 rental apartments with 12,800 square feet of ground-floor retail and restaurant space.  According to the Mill Creek Residential website, plans call for a mix of studio, one-, two-, and three-bedroom dwellings, averaging 861 square feet in size.

Togawa Smith Martin is designing the project, which is described as featuring a series of contemporary floating wood masses above a transparent ground-floor.  The contemporary podium-type buildings will incorporate amenities including lap pools, rooftop decks, fitness studios, game rooms, and theater rooms.

Move-ins at Modera Hollywood are anticipated to begin in Spring 2019.

Mill Creek Residential is also seeking entitlements for a similar project near Hollywood and Vine which would feature 276 apartments and retail.  That development, called Modera Argyle, is anticipated to open in 2023.

Between the two buildings of Modera Hollywood, Alhambra-based HBCS Real Estate Development recently announced plans to replace a 1950s apartment complex with a seven-story building featuring 51 residential units and ground-floor office space.
