Three months after officially closing on its purchase of the former home of West Angeles Church, Mid-Wilshire-based CIM Group has commenced work on its latest and largest mixed-use project in West Adams.
The new development, which broke ground in a ceremony on June 29, will rise just north of Jefferson Boulevard and 3017-3045 Crenshaw Boulevard, calls for the construction of a six-story building which will feature 168 studio, one-, and two-bedroom apartments above approximately 40,000 square feet of ground-floor commercial space and parking for 253 vehicles.
CIM Group entitled the property for development using Transit Oriented Communities guidelines, permitting a larger structure than allowed by zoning rules. In exchange, 17 of the studio, one-, and two-bedroom apartments would be set aside as deed-restricted affordable housing at the extremely low-income level.
AC Martin is designing 3045 Crenshaw, which is portrayed in renderings as a contemporary podium-type building. Plans call for open space amenities including a central courtyard, a swimming pool, a fitness center, and two outdoor decks on the fifth floor.
The project is the latest in a long string of new developments from CIM Group in West Adams, including more than a dozen and commercial buildings along Adams Boulevard. The company has also developed two office buildings at the intersection of 30th Street and Crenshaw Boulevard, just north of 3045 Crenshaw.
West Angeles Church sold the property to CIM as part of its long-term property dispositions announced in 2019, with proceeds going toward church and the construction of The Family Life Center, which is now rising adjacent to the church's cathedral on Crenshaw.
