CIM Group is turning to the new citywide housing incentives to upsize an under-construction development near Emerson College in in Hollywood.

The project, which is located at 6007 W. Sunset Boulevard, was approved in 2022 as a seven-story building containing up to 109 studio, one-, and two-bedroom apartments above parking for 196 vehicles, and approximately 14,600 square feet of ground-floor retail space. A new filing with the Planning Department indicates that CIM is looking to reconfigure the interior of the building and an eighth floor to create 172 total apartments.

To be eligible for the expanded development incentives, the project would provide 19 units of extremely low-income affordable housing, up from 14 very low-income units in the approved plan.

Lahmon Architects is designing the revised project, which would match the look of the approved building.

The project sits across the street from 23-story Sunset and Gordon apartment tower, a high-rise initially developed by CIM Group which is also adding new housing within its existing building envelope under recently-filed plans. Other projects in the near vicinity include The Star on Sunset, a proposed Norman Foster-designed office tower.
