The Los Angeles City Planning Commission has signed off on a mixed-use project which would rise on the border between Del Rey and Culver City.

The project from Washington Marina Apartments, LLC - affiliated with MDM Builders and the Hillcrest Company - is slated for a site located at 13477-13481 Beach Avenue and 13474-13476 Washington Boulevard. .Across the two jurisdictions, plans call for the construction of a seven-story building with 82 studio, one- and two-bedroom apartments (64 within the City of Los Angeles) located above 2,670 square feet of ground-floor retail and a 60-car garage.

Project approvals will require that 20 of the proposed apartments are to be set aside for rent as affordable housing at the very low-income level. That includes 16 apartments within Los Angeles.

PK Architecture is designing the contemporary podium-type building, which will include a courtyard and a rooftop amenity deck.

The portion of the site located within Los Angeles city limits has been slated for redevelopment before. City officials have previously approved a 27-unit mixed-use building at the portion of the site facing Beach Avenue.

The site also sits just north of a property on Del Rey Avenue where LaTerra Development has proposed the construction of a 270-unit apartment complex.
