For the second time in the past 12 months, the Los Angeles City Planning Commission has upheld the approval of a proposed small lot subdivision in Mid-City.

Last year, the Commission gave the go-ahead to developers Marc and Risa Dauer of Preuss Development, LLC. for the construction of 12 houses at 1904-1906 Preuss Road in Mid-City, comes from applicants Marc and Risa Dauer of Preuss Development, LLC. Plans call for redeveloping two existing single-family homes with 12 new homes, including one unit to be reserved for purchase by a very low-income household in exchange for density bonus incentives.

Breakform Design remains the architect attached to the project, which proposes four-story structures with ground-floor parking garages.

As in 2024, the project was faced with five appeals from neighboring residents, who argued that the project would decrease property values and quality of life along the Preuss Road. Unlike in 2024, the appellants found the support of City Councilmember Heather Hutt, who asked the Council's Planning and Land Use Management Committee to remanded the project back to the Commission for reconsideration. Likewise, Hutt's office issued a letter supporting points raised in the appeal.

Despite support from the Council office, the Commission once again voted to deny the appeal and uphold approval of the project, rejecting arguments relating to building design, general plan consistency, and environmental review.
