At the intersection of Sunset Boulevard and Fairfax Avenue in Hollywood, completion nears for a mixed-use apartment complex from developer Jade Enterprises.
Located on the former site of a gas station at 7901 W. Sunset Boulevard, the project consists of a seven-story building that will feature 62 studio, one-, two-, and three-bedroom apartments above 6,050 square feet of ground-floor commercial space and an 88-car garage at completion.
Jade Enterprises secured approvals for the project using Transit Oriented Communities incentives to permit a larger building with more housing than zoning rules would have otherwise allowed. In exchange, five of the new apartments are to be set aside for rent as extremely low-income affordable housing for a period of 55 years.
Next Architecture is designing the project, dubbed "Skyview Sunset," which is clad in plaster, fiber cement siding, and precast concrete. Amenity decks are featured on the third floor and rooftop.
The development site is located three blocks east of the intersection of Sunset Boulevard and Crescent Heights Boulevard, where developer Townscape Partners previously entitled controversial housing and retail complex designed by Frank Gehry. The project has remained unbuilt, and the site was listed for sale in 2023.
Jade Enterprises is also behind several mixed-use project in Downtown Los Angeles, as well as projects outside of the City of Los Angeles in Pasadena and Marina del Rey.
