In Hyde Park, a mixed-use project located a short walk west of Metro's K Line has become our first groundbreaking of 2023.

In a social media post, Inglewood-based architecture firm Aero Collective has announced that construction is underway at 3475 W. Slauson Avenue, where local real estate investors have secured approvals to build a five-story, 63-unit apartment complex with approximately 2,000 square feet of ground-floor restaurant space. and parking for 27 vehicles.

In exchange for  Transit Oriented Communities incentives, allowing a larger structure than zoning rules would typically permit, seven of the new studio, one-, and two-bedroom apartments would be set aside for rent as extremely low-income affordable housing.

Aero Collective's design for the apartment complex includes a terracotta red exterior with black accents. Nearly 5,000 square feet of common open space is planned in the project, including a community room, a rooftop deck, and a garden.

"The infrastructure is designed to blend the transition from the commercial street it fronts to a single-family residential neighborhood behind it," reads a narrative from the firm's website. "It does this by placing the majority of its massing towards the frontage and stepping down in height as it gets closer to the adjacent neighborhood."

City records list the owner and developer behind the proposed apartment complex as Westwood-based entity Elan & Ayla QOZB, LLC. The site, formerly an automobile repair shop, last sold in December 2019 for just over $2.2 million.

The development site is one of several mixed-use and multifamily residential developments in the works near Hyde Park Station, including a controversial proposal to redevelop the Dorset Village garden apartment complex.
