Dynamic Development Company has taken another step forward with its proposal to construct a residential-retail complex in Los Feliz, as the project heads before the Los Angeles City Planning Commission.

The proposed mixed-use development, which would replace a gas station at the corner of Western and Franklin Avenues, calls for the construction of a five-story building featuring 87 residential units, 6,000 square feet of ground-floor commercial space and 112 parking spaces.  The project would offer a mix of studio, one- and two-bedroom floor plans, of which 11 units would be set aside for very low-income households.

KTGY Architecture + Planning is designing the Western and Franklin development, which would include open space through a podium-level courtyard and a terrace deck.  Updated renderings show the project with a reduced height profile facing Franklin.

Dynamic's plans for the gas station have been pared down since the project first emerged in 2016, when it was imagined with 97 units - including 16 for very low-income households.  The original proposal had drawn pushback from some nearby residents, but also received the backing of pro-growth neighbors.

The Planning Department's staff report recommends approval for a number of discretionary actions requested by the developer.
