Local developers Urban Offerings, in partnership with ESI Ventures, is expanding its vision for a creative office campus in Downtown Los Angeles.
Last week, George Smith Partners and Dekel Capital announced a $122-million loan to facilitate the construction a 250,000-square-foot office campus in the Fashion District. The project includes the Norton Building, a five-story structure located at 755 S. Los Angeles Street, as well as the Dearden's Building, a four-story edifice at 7th and Main Streets that operated as a department store until last year.
Both structures date to the early 20th century, and offer larger floor plates and high ceilings that cater to creative tenants. The surrounding neighborhood, which is already seeing a gradual influx of multifamily residential development, currently has a dearth of Class-A creative office space.
Renderings show that the Norton Building with a new rooftop penthouse structure which opens onto a landscaped outdoor deck. Likewise, the Dearden Building is shown with restored windows and a transparent ground plane.
Design work for 755 S. Los Angeles Street comes from New York-based Lynch Eisinger Design Architects, while the Deardens Building is being designed by Downtown-based Omgivning.
