After more than one year of construction, the protective scaffolding is coming down at the Historic Core's former Broadway Trade Center, offering a first glimpse at developer Waterbridge Capital's makeover of the 109-year-old property.
Located at 801 S. Broadway, the 1.1-million-square-foot structure was built as a flagship department store in the early 20th century, and is scheduled to reopen next year with 400,000 square feet of office space, a boutique hotel, retail space and a food hall with room for 50 vendors. Plans also call for repurposing a 110,000-square-foot rooftop with public green space, restaurants and amenities for building tenants.
Downtown architecture firm Omgivning is designing the project, which is meticulously restoring the building from head to toe. This includes navigating a maze of multi-jurisdictional approvals, as well as limits on structural modifications due to the historic nature of the property.
