Developer Rockwood Capital is putting the finishing touches on the latest addition to Water's Edge office campus in Playa Vista.
The new development, located near the northeast corner of Lincoln and Jefferson Boulevards, is named WE3 as the third building at Water's Edge. The six-story edifice consists of 160,000 square feet of space - the upper two floors of which have been pre-leased by footwear and apparel company Nike - above a four-level parking garage.
SPF:architects designed the concrete building, which features an exterior of perforated metal along its southern, western, and northern sides, and a gridlike window system to the east. Plans call for numerous outdoor spaces attached to the offices, including large balconies facing Jefferson Boulevard and an atrium on its upper level.
Construction of WE3 also required reconfiguring parts of the existing Water's Edge campus, including a soccer field that previously fronted Jefferson Boulevard. The amenity space has since been relocated to an elevated structure at the center of the site, which connects to each of the three buildings.
Completion of WE3 is expected this year.
Rockwood Capital purchased the development site from Robert Maguire, who originally entitled and built the Water's Edge campus. The company also owns the nearby Playa Jefferson office campus, which completed its own expansion in 2018.
