Over the past two decades, Del Rey's Loft District, once an expanse of industrial-zoned land, has gradually transformed into a thriving residential community.

As the number of remaining development sites dwindles, three new projects providing three different types of housing gradually take form.

X67

X67, located at 4140 Glencoe Avenue, is an upcoming condominium complex from Beverly Hills-based developer ETCO Homes.

The project, which includes 67 one- and two-bedroom condominiums, was designed by Bucilla Group Architecture.

According to a representative of ETCO Homes, X67 will include numerous residential amenities, including a fitness room, a swimming pool and a furnished lobby with doorman service.

Completion of the project was previously slated for late Spring 2016.

Gateway Apartments

A short distance north at 13368 Beach Avenue, completion is nearing for the Gateway Apartments, a joint venture from Venice Community Housing and the Hollywood Community Housing Corporation.

The four-story building, designed by Brooks + Scarpa Architecture, will contain 21 one-bedroom units that shall serve as permanent supportive housing for formerly homeless individuals.

The $10.7-million development, which is seeking LEED Certification, will offer rents between $458 and $764 per month to persons making between 30% and 50% of the Los Angeles area median income.

 

R3 Lofts

The last of the three developments, known as the R3 Lofts, is rising from a nearby property on Redwood Avenue.

The $30 million development from California Landmark Group (CLG) consists of a five-story structure which will feature  67 one- and two-bedroom apartments, 7,500 square feet of creative office space and a 141-car parking garage.

The project, which was designed by PK Architecture and Rios Clementi Hale Studio, will offer rents ranging from $2,300 to $3,900 per month.

R3 is CLG's fifth project in the Del Rey Loft District, and one of three new developments which the company currently has either planned or underway in the neighborhood.
