Protective fencing now encircles two buildings at the corner of 38th and Figueroa Streets, as Core Spaces and Amplify Development Co. clear the site of a future mixed-use development.

The project, located across the street from Exposition Park, will consist of a seven-story building featuring 71 apartments above nearly 10,000 square feet of ground-floor retail space.  Plans also call for eight units of extremely low-income affordable housing and a 100-car garage.

The mixed-use complex is being called The Hub on Campus due to its proximity to USC.

Antunovich Associates is designing the project, which will have an exterior of wood and brick.  Renderings show a contemporary mid-rise structure featuring cantilevered balconies and a rooftop deck.

The project is one of a handful of mixed-use projects in the works near Exposition Park, highlighted by The Fig - a larger development slated for the corner of 39th and Figueroa Streets featuring housing, retail, and a hotel.

Amplify Development Co., based out of Los Angeles, is also developing a similar project in Warner Center.

Core Spaces, based out of Austin, Texas, specializes in the development of housing communities near educational institutions.
