Wiseman Residential is changing up its plan for a mixed-use development in Venice.
Yesterday, the West Los Angeles-based developer and property manager submitted an application to the Department of City Planning to redevelop an auto repair shop at 1808-1816 Lincoln Boulevard with a six-story building. The proposed development would feature nine residential units - including eight market-rate apartments and one extremely low-income affordable unit - above 11,322 square feet of second-floor office space, 4,877 square feet of ground-floor retail, and 58 parking spaces at grade and on two subterranean levels.
The project, which was filed for entitlements with Transit Oriented Communities incentives, would have a varied height profile between two and six stories.
Less than one year ago, Wiseman filed plans for a larger development at the same property which would have featured 44 apartments - including six affordable units - with just under 3,000 square feet of ground-floor retail.
While residential-retail developments are a rarity in Venice, a few developers have recently tried their hands at new construction in the neighborhood. The largest project on the horizon is a proposed 77-unit development located at 2454 Lincoln Boulevard, a few blocks from not far from Wiseman's proposed development.
