Plans for an eldercare facility next to the L.A. River in Reseda are moving forward, albeit in smaller form, per an environmental report published by the Planning Department.

The original project, filed in late 2019 by co-developers Talmia, LLC and EAE Investment Holdings, LLC, called for the construction of a seven-story senior residential complex featuring a total of 115 memory care and assisted living apartments.

Revised plans keep the building's scale - but cuts the amount of housing proposed. Talmia and EAE now propose a total of 96 residential units, serving the same population, as well as parking for 41 vehicles and approximately 10,400 square feet of common open space.

Maly Architects is designing the contemporary podium-type building, which would be clad in stucco and brick veneer. Numerous setbacks along the structure's Reseda Boulevard frontage would be used to create terrace decks for use by residents.

Plans to redevelop the site with senior housing date to 2017, when a prior owner also submitted plans to construct an eldercare facility on the property, but withdrew its application prior to selling the property.

The proposed development would rise directly across the street from the Watermark, a six-story, 254-unit apartment complex recently built at 6611 N. Reseda Boulevard.
