In Downtown Long Beach, wood framing is now completed at Ensemble Real Estate Investments' new mixed-use project across the street from the across the street from the George Deukmejian Courthouse.
The project, named The Magnolia, replaced a surface parking lot at the southwest corner of Broadway and Magnolia Avenue. Upon completion, the seven-story structure will feature 142 studio, one-, two-, and three-bedroom apartments above approximately 4,000 square feet of ground-floor commercial space and a three-level parking garage.
Urban Architecture Lab is designing the project, will use employ varying exterior finishes and offset floor plates to create texture in its street-facing facade. Planned on-site amenities include a rooftop pool deck, which would be located at the southeast corner of the property, and a landscaped dog park.
At the time of the project's groundbreaking in March 2020, the Long Beach Post reported that completion was anticipated begin accepting leases in Spring 2021. Completion is now anticipated in December, according to a representative of Ensemble.
Ensemble, which has been headquartered in Downtown Long Beach for 25 years, is responsible for a number of landmark developments in its hometown, including multiple hotels and recent mixed-use projects such as the Crest Apartments and the 442 Residences. The company is also planning an eight-story, 271-unit apartment complex a few blocks away at 3rd Street and Pacific Avenue.
