Three years after scooping up a site near the intersection of Sunset Boulevard and Western Avenue in Hollywood for $93 million, developer Georgetown Co. is looking to redevelop a portion of the property with housing.
Last week, the New York-based firm submitted an application to the Los Angeles Department of City Planning seeking approvals for the construction of an eight-story building at 1350 N. Western Avenue featuring 251 studio, one-, two-, and three-bedroom apartments above approximately 2,500 square feet of ground-floor commercial space. Plans also call for 215 parking spaces in a podium and subterranean garage.
Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, 21 of the new apartments are to be set aside for rent as affordable housing at the very low-income level.
KFA Architecture is designing the project, named 1350 Western for its address, which is shown in plans as a contemporary podium-type development with a rooftop pool deck, a rear yard, and multiple podium-top courtyards. Street-fronting apartments would line the ground floor along Fernwood Avenue to the south.
If the project sounds familiar - it should. Prior ownership of the site sought to develop the property with a similar seven-story, 203-unit apartment building, securing City Planning Commission approval for the concept in 2018.
While that project failed to move forward, others in the near vicinity have had greater luck. That includes a 735-unit complex now wrapping up work just north at Sunset Boulevard, which will include a Whole Foods on the ground floor.
